Meet & Greet

The initial introduction to you and the property is something we take great care over.  Your home is your most intimate space and we honour and respect that.  (For some, the process of selling can feel exposing and our aim is to soften that as fully as we can.)

The appraisal meeting is, of course, to learn about the functions and features of the property. It is also about getting to know you and your connection to the home.  Time and time again, when I thoroughly understand your motivation to sell, when we are clear about what the next steps look like - the rest falls into place.

Property Evaluation

When evaluating your home we are looking to place an estimated value on it by comparing it to other properties that have sold recently, setting it in the landscape of current market conditions with an eye to where the market is headed.  This is a completely transparent discussion with you working through comparative sales and data.  Your expectations of the value are also discussed with honesty

The discussion then turns to how we can maximise the outcome, the time frame you have set for selling, whether you are willing to invest in improvements that will get best ROI or whether you are ready to list asap.

Preparing to Sell

Based on the Meet & Greet and Property Evaluation, Katie & her team will prepare a presentation that may include a works schedule & any services required to prepare the home for sale, the marketing campaign & selling strategy best suited to your property and a fee structure that makes sense.

In preparing the home for sale we have a raft of services and trades ready to jump into action. These include:

  • A specialised ‘preparing to sell’ advisory service

  • Colour, Carpet/Flooring and Lighting Consultations

  • Project Coordination

  • Interior and exterior property maintenance service providers

  • Landscaping services

Katie is in her element orchestrating the marketing.  Her drive to do things differently inspires her to conduct outside the square campaigns.

A high percentage of our properties are picked up by editorial teams at the major publishing houses - Herald Sun (Real Estate Dot Com), The Age (Domain) & The Australian.

Our property marketing takes an editorial approach to showcase properties in a warm and honest way, focusing on lifestyle rather than more traditional real estate imagery & words. We highlight the unique character of each home allowing it to tell its own story.

Once all of the elements are in place, the marketing meets your approval and you are feeling assured, we are ready to launch.

Now the buyer's journey begins!  From the moment they engage with the property, through our initial discussions with them on the phone to visiting the property and follow up; they are guided in a way that makes them feel at ease, allowing their imagination to take flight as the hopeful new owners of your home.
